How do I show that one tenant has moved out but the other tenants remain?

If you have multiple tenants on a letting and one has chosen to leave, you would simply need to go to 'Letting Details' > click on their name > edit > enter their move out date in 'End Date'. This is an individual move out for them, but the rest of the letting will remain unchanged.

If another tenant is moving in, you can just click 'Add' next to 'Tenant' and search for their name. 

How can I change the payment frequency on the rent? 

For example, Monthly to Semi-Annually, Monthly to Weekly, Weekly to Monthly

If no rent has been collected then you would simply need to click 'Edit' onto the letting and update.

If rent has already been collected, you would go to 'Letting Details' > click on the smaller blue edit next to 'Rent' and update the 'Rent Payment Frequency':


Please note that you won't see the smaller blue edit if you have clicked 'Edit' on the entire 'Letting Details' page.

What is System User in the Audit Trail of my letting?

When you have a rolling periodic letting, the rent schedule is auto-extending overnight. The audit trail records every action on the system, even automated actions happening in the background!

How do I unallocate a tenant receipt?

From the letting, you would go to 'Tenant Receipts' on the right-hand side > click 'Edit' on the receipt that you wish to update > scroll to the bottom of the page to the 'Allocations Table' > click 'Show All Demands' and change where you want the funds to be allocated or remove them completely:

Why would I need to unallocate or change allocations of a tenant receipt?

Once a tenant receipt is allocated against the rent schedule, then that rent period is locked from being edited. 

So if you wish to edit that rent period, for example to do a rent adjustment then you would need to unallocate the receipt first. Or the receipt was originally allocated against the deposit, but you wish to change it to rent or a tenant expense that has come up instead. 

How do I change the rent day?

There are two scenarios here:

1/ The rent periods themselves are remaining untouched but you have agreed that the tenant will pay slightly later - you don't want the rent to appear in your 'Rent Overdue' alert or any automated rent overdue reminders to go out. So you would go to the 'Rent Schedule' > click on the 'In Advance' under the 'When Rent Due' > select the Rent Due Day:

Maybe it's just a one-off agreement so you can also change a single rent period too. 

2/ You have agreed with the tenant to change the day rent is due, and will be requesting a pro-rated figure to take them up to that new date. These steps can be found, here.
