With the introduction of the Renters' Right Act in May 2026, rent increases need to follow the Section 13 process. The process for updating for increasing the rent on a tenancy is described below. If you are planning on generating the Section 13 for the rent increase through the system, then you will need to update the rent schedule as per below with a future-dated increase for the Section 13 template to pick up the rent changes.
To increase the rent on a letting:
- Go to the letting > click 'Rent Schedule' on the right-hand side
- Under 'Rent Amount' for each tenant, click on the rental amount
You will then have the opportunity to edit the rent and choose from the dropdown from which rental period you would like to start the increase.
Multiple tenants
When there are two paying tenants, it is also possible to increase or decrease the rent each tenant is liable for in the tenancy.
Both tenants need to be on the letting individually and added as a paying tenants before following the same steps above but on each rent amount:
No rental periods to choose
If there is no drop down when following the steps above, this will be because there is no available rental period to increase. For example, if the letting is periodic and the rent increase is occurring a few months in the future.
You would need to manually extend the rolling end date of the letting by the required months (i.e., to create new rental periods to choose from) before you follow the steps above to adjust the rent.
Alternative method from letting details page
It is also possible to increase the rent from the letting details page:
- Go to the letting in question and click onto the "Letting Details" side-menu
- Click on the "Edit" link beside the rent field:
- In the pop-up, enter the new rent and from which period it will apply:
