Section 8 and Section 13 notices

The 10ninety system provides up-to-date tagged Word template versions of the latest Government Section 8 (Form 3A) and Section 13 (Form 4A) notices (as provided on https://www.gov.uk/guidance/assured-tenancy-forms), allowing you to generate these notices through the system.  The system will then save you time by auto-populating as much information as possible in the forms, prior to you manually completing any additional details required.

 

The notices can be generated under the "Documents" side-menu of any letting:

 

Once generated, you can then download the generated form so you can fill in any additional details.  To do this:

  • Click the "Word Version" of the generated notice:

 

  • On your PC, open the Word file and manually edit the notice as required, saving your changes.
  • To upload your amended version into the system, click "Upload New Word Version" and select your updated file:

 

Section 8 notice

You will need to manually complete the form to specify the grounds on which the notice is being served, plus sign and date the form.  For further details, please refer to the Government guidance at https://www.gov.uk/guidance/assured-tenancy-forms#Form3A

Section 13 notice

The Section 13 template in the system contains merge tags to populate the rent increase details automatically - but to do this, the future-dated rent increase will need to have been created on the rent schedule first.  Please refer to the following Help guide explaining how to apply rent increases to a letting: Rent Increases.

Once generated, you will need to manually complete the form for any additional charges that might be changing, plus sign and date the form.
