[Release 3.103] The changes included in this release were:
Updates for the upcoming Renters' Rights Act (RRA):
- Updated system settings so all new lettings default to periodic (this can be turned off if required).
- Added a system setting to define the initial length of new periodic lettings (default is one month - the system will then automatically extend them a month at a time).
- Updates to letting details page for improved periodic lettings support:
- End date is labelled “End date (Rolling)” for periodic lets, until either the termination date is set or the letting is set to inactive
- Moved periodic flag up so that it is more prominent
- Early termination date labelled “Termination Date” for periodic lets – this date should be set to end periodic lettings instead of un-ticking the periodic flag
- Default notice period updated to 2 months
- New tool on the lettings list page (Home -> Lettings -> Lettings) to allow the bulk conversion of fixed-term lettings to periodic.
- Ticks the periodic flag
- Option to set the rent review date to current fixed term end date (or 12 months after start date if the term under 12 months)
- Updated filter on lettings index page so can also filter by rent payment frequency, and the property filter now also includes filtering by county
- Updated the Client Hub to show ends dates as “rolling” on active periodic lettings, and also hide the “is periodic” flag by default.
- Update the name and description of our sample tenancy agreements to indicate they shouldn’t be used from May 1st as they won’t be compliant with the RRA. Added an equivalent warning message onto the lettings documents page to remind users to review and update their tenancy agreements to ensure they are compliant with the RRA, as 10ninety will not be updating them.
- Removed “No DSS” and “No Children” letting restrictions from all systems
- Provided an on-screen error message if an offer/letting is added with rent above the current marketed rent (a new option exists to disable this if needs be)
- Added doc tags for details of the first, last and next rent increase - these can be used in the Section 13 notice (which will be added into all systems once the final Government version is published). Tags for each increase are:
- Date
- Date (short format)
- Rent after increase
- Rent before increase
- Provide the date of the last rent increase on pop-up when editing letting rent
- Default rent review date to 12 months after start date when adding a new periodic letting
- Updated the "Periodic lettings with rent review due" alert to default to 75 days in advance of review date if it was previously less than that.
- Added restricted period end date which users can set on residential lettings properties, and check this when re-marketing the property or adding lettings.
- Agents cannot market or re-let a property during the restricted period (e.g. if they use the grounds that the landlord wants to sell their property to evict the current tenant, they can’t then market/re-let if for 12 months after tenant leaves)
Other changes included in the release:
- Show the email subject in the main audit trail for sent emails, and allow searching by subject:
- This will display for all historic emails that have been sent too
- This is useful when searching the audit trail for RRA emails sent, for example
- Add option to disable rent overdue reminders job until a certain date
- Fixed an issue that was causing duplicates to show in the applicant search results
